​Step 1: Site Research -
​Should I buy and develop this site?

​
​
  • We’ll conduct thorough background research on the site, analysing its location, planning policy, planning history, constraints, boundary limits, title plan and more.
  • By examining recent property transactions, comparable prices in the area, and similar property trends, we can help you assess the financial feasibility of your development.
  • This initial research aims to determine if the project is worth pursuing, ensuring you don’t waste time and resources on an unviable site.

​Step 2: Design Ideas -
What can be built on the site and will it get planning permission?

  • If the site research reveals no significant concerns, we move forward with a detailed site analysis and develop preliminary design concepts.
  • At this stage, we collaborate with other consultants, such as planning consultants, to evaluate the project’s viability from a regulatory standpoint.
  • We create multiple design proposals and submit a pre-application to the Local Authority. This helps gauge the council’s openness to the development and facilitates a dialogue that can provide valuable guidance.

​Step 3: Gaining Planning Permission -
Bringing the vision to life

  • If the pre-application receives positive feedback, the next step is submitting a full or outline planning application.
  • Our previous work up to this point gives you the confidence to move forward with your investment.
  • We’ll create a comprehensive set of planning drawings and a detailed design package for submission to the Local Authority.
  • Once approved, you’ll have the green light to unlock your site’s potential and move forward with the development.
